How to request Certidão Permanente in Portugal

AIMA sometimes wants the Certidão Permanente document — it was on the list of requirements when I submitted documents for renewing my resident card in August 2025. This document only applies when you live in a property that you (or a family member) owns. I have also seen this called Certidão Predial or the Land Registry Certificate.

I found the website for requesting this document to be confusing. I also discovered that it’s easy to confuse field names on the request website and to type the incorrect information from the deed to your home. Note that I am using fake data in these screenshots.

First, you need the CPCV (Contrato de Promessa de Compra e Venda — the sale and purchase agreement) and the deed for the property. It’s quite likely that the CPCV and the deed will contain different portions of the different methods for identifying your property.

Next, visit https://www2.gov.pt/en/servicos/pedir-uma-certidao-permanente-do-registo-predial for instructions. The document costs 15€ to order online at https://www.predialonline.pt/PredialOnline/ .

Click on Criar under the heading Certidão Permanente in the boxes on the right.

Note that the data you fill in on this page is for the person who is paying for the Certidão. Fill in the name, email address, NIF, address, and phone number of the payer. You must indicate whether you are a tax resident of Portugal or not. Then click on Adicionar Subscrição button.

For the next form, you need to refer to both the deed and your CPCV. For my home, I guessed at where to enter the data on my deed, and I got the document for someone else’s property. You already know your distrito, concelho, and freguesia. For my home, the CPCV document contained text like this “… descrita no Conservatorio do Registo Predial do Sever do Vouga sob o no 3333, inscrita na matriz predial urbana da dita freguesia do Sever do Vouga (Paradela) com o artigo matricial 5555, com a licensa de utilização …”. I used artigo 5555 to order my Certidão. That artigo is part of Informação Matricial (matrix information).

Since my CPCV had the matrix value, I used the Informação Matricial option. For my property, I needed to enter Distrito, Concelho, and Freguesia again, choose between Urbana and Rústica, and enter the article number.

Click on Adicionar Artigo, and the data for this property appears in the Lista de Artigos

Click on the Adicionar Imóvel button.

Click on the Continuar button.

Note that this document is valid for 6 months. Select the payment type and proceed to pay. You will receive a URL and an access code via email that allows you to view and download your Certidão Permanente do Prédio. The email is sent by rnpc.predialonline@irn.mj.pt and has the subject “Certidão Permanente disponível para consulta.”

6 Months later, when the Certidão expires, you will get email and text messages about renewing the document:

You will get email from rnpc.predialonline@irn.mj.pt with subject “Renovação da Certidão Permanente com o código de acesso…” notifying you of the impending expiration. My spouse and I both got text messages as well, from RONLINE telling us that “A validade da certidao codigo xxx with NIF/NIPC (my NIF) termina a (date of termination). Para renovar pague no MB ENT, REF, VALOR 15 EUR. “ I now recall that I had to enter a phone number when buying the Certidão, so that’s why I got a text message.
