Sorry it took so long with this one, I have been dealing with the reality of not being able to buy a house just yet. We will have to rent for a year or maybe even more. This led me down another rabbit hole; I wanted to share my findings with you.
The journey to build a new home today involves understanding a landscape filled with fluctuating material costs and variable labor availability. Along with many other things I was not prepared for needing to know or learn.
This final installment of our series turns to those individuals ready to take on the task of constructing their own homes, facing a market full of uncertainties. I hope it helps you in some way to have this knowledge laid out for you as I have.

Building a home from scratch is an ambition filled with excitement and challenges. The current economic conditions, marked by volatile prices for wood, steel, and other crucial building materials, significantly impact overall construction budgets.
Additionally, the availability of skilled labor can vary, often leading to unexpected delays and increased costs. This is a huge issue to begin with, and with the political surroundings now, it does not seem as though it could get better in the short or long-term.
For aspiring homeowners, understanding these dynamics is crucial.
We try to explore strategies for managing these hurdles, such as locking in prices with suppliers or choosing more readily available materials to avoid delays.
Budgeting for a new home build today means anticipating fluctuations and planning to address them without compromising the project’s financial or structural integrity. If you are not on top of your game, this one error could sink the project. And to think I have not even begun to look into the insurance needs and requirements of buying a home vs building.
That brings me to the importance of selecting the right partners, from architects & builders to lenders & legal advisors.
Are they on your team?
Did you choose the right ones?
Was your research enough?
Choosing experienced professionals who understand the nuances of the current housing market can provide invaluable guidance and help mitigate risks associated with home construction.
My thoughts: They are supposed to be trained to help you make the most informed decisions, but does that mean they are in your court?
As potential builders navigate this complex, ever-changing environment, making well-informed decisions becomes paramount.
This involves thorough planning, ongoing cost assessments, and sometimes difficult compromises.
The goal is to balance aspirations with practicalities, RIGHT?
To then ensure that the dream of building a new home turns into something other than a financial nightmare.

So, as I sit here, I wonder if constructing a home in today’s present environment with various building challenges, careful planning & strategic decision-making remains an achievable dream for many.
Through this series, we’ve explored the multi-faceted nature of housing in the U.S., from purchasing to building, & its wider societal impacts, highlighting the critical role of informed decision-making in achieving housing goals in a rapidly changing economic landscape.
