The $50M deal nearly collapsed because a buyer and seller let a chatbot enter the negotiations. This is a massive problem for the real estate market. AI feeds the fear of losing money on one side and the fear of overpaying on the other.

Months of work. Terms agreed. Then a chatbot starts talking. The seller asks if the price is too low. The buyer asks if it is too high. Both get convincing, logical answers that support their anxiety. One pauses. The other doubts. The deal breaks.

AI does not create conflict. It amplifies existing fears.

I am certain that a model gives you what you want to hear. It wraps it in pseudo-objectivity. A buyer wants psychological protection from being “played.” A seller wants an excuse for greed or the fear of leaving money on the table. AI becomes a high-tech anxiety booster.

The expert position is missing here. A specialist sees more than just market analogs from a database. He sees the rarity of the lot, the price of time, and the risk of the deal falling apart if you start fighting over pennies. An expert looks at the executability of the deal right now. AI looks at letters in a vacuum.

This applies to investments, hiring, and medicine. Everywhere the cost of a mistake is high, people run to a model for a “verdict.” But AI is not a judge. It will not rebuild your deal when it shatters because of its “advice.” It has no skin in the game.

If your logic falls apart from one smooth chatbot answer, your logic was weak from the start. Strong strategies must survive any imitation of expertise.
