INTERNET IMPORTANCE TO LANDLORDS — Part 2

I’m reflecting on last year’s pontification of having superlative internet to MDU’s. Things have only gotten more dire.

1. Old copper networks are failing and in a free-fall. Fiber completely outperforms cable and copper, making it a must for tenants working from home. Units with robust internet will be rented first. Robust internet continues to be the #1 most desired amenity.
2. Artificial intelligence (AI) is having a negative impact on legacy copper/cable telecom networks in older apartments. Copper’s technical limitations make it incompatible with modern data demands, shining intense light on copper’s failure. Apartment developers, building copper into modern construction, are creating a fatal error. Developers are underestimating the obsolescense of copper.
3. As in my last writing, Smart Apartments with IOT functions won’t run effectively on legacy, copper network, due to increasing internet demand and utilization. Keyless entry, security cameras (at high resolution) and parking garage functions work flawlessly on glass fiber. New apartments expect smart thermostats, smart lighting and other remote functions; the new normal for tenants.
4. Streaming video is extremely important for apartment dwellers. In the evening, with a few hundred neighbors, all home, all streaming, gaming or jamming on social media, the “Spinning Beach Ball of Death” is constantly near. Without modern fiber network into an MDU, expect this to be a regular event, causing tenants to flee. Your tenant’s next apartment destination will be to a competitor with reliable, robust fiber internet.

New apartment builds must focus on smart, fiber-deep internet. This is the single-most important draw. New fiber (to each unit) build can deliver up to 10 Gigabits of internet; more than the most ambitious gamer could handle. This is the new normal.
