Runwal’s Raaya project in Worli, Mumbai, was entering the ultra-luxury segment with a genuinely remarkable product: twin towers with a bronze façade, offset design to maximise dual landmark views (the Bandra-Worli Sea Link and the Mahalaxmi coastline), and podium landscapes designed by STX Singapore with 50+ amenities.

Zone 1 — Architectural Storytelling Scale models of the twin towers showed the offset design and bronze façade in physical detail. Buyers could see — tangibly — why the design creates those panoramic views. Texture boards showed how the metallic fibre finishes respond to light at different times of day.
Zone 2 — Landscape Immersion Working with the STX Singapore landscape brief, V-Estate recreated the podium experience with scale models, VR-style walkthroughs, and storytelling around the philosophy of a “new experience every 20 steps” — forest zones, butterfly gardens, treehouses, water features.
Zone 3 — Technology at Scale A large wooden scale model embedded with 2,000+ IoT-enabled diodes, linked to iPads — buyers could tap an amenity and watch it light up on the model in real time. An 18ft × 8ft curved LED powered by Unreal Engine 5.4 delivered photorealistic renderings with Lumen lighting. Private pods with 65" and 85" LG 4K displays and JBL audio were set up for individual consultations.
Zone 4 — Sensory Engagement Real material samples — flooring, façade panels, wood finishes, glass — were available to touch. Projection mapping simulated the view from the upper decks at sunrise, sunset, and city-light hours. Curated soundscapes and lighting matched time-of-day moods.

The Outcome Spoke for Itself
On launch day, ₹700 crore of inventory was sold. The sales team achieved 100% adoption of digital tools — brochures and static renders became redundant.
