When a foundation wall fails, homeowners usually picture a patch. But some failures aren’t a patch problem at all — they’re a sequence problem. This is the story of a single-family home in Jamaica, Queens where a section of the basement wall had already collapsed, the entire perimeter was sitting on an inadequate footing, and the house had to stay fully supported through every hour of the repair. Here’s how our crew rebuilt it.

The situation: a wall that had already given way
Inside the basement — roughly 43 ft × 15 ft, about 116 linear feet of perimeter wall standing around 7 feet tall — one section of the cinder-block foundation wall was damaged beyond repair and partially collapsed. This wasn’t hairline cracking. It was a load-bearing wall losing its ability to carry the structure above it.
The timber sill plate resting on top of that wall was also rotted in places, so the wood that transfers the house’s load down to the foundation was itself compromised.
The diagnosis: the problem was underneath the wall
Cracks and collapse are symptoms. The root cause here was the base: the wall was bearing on inadequate or missing footing in sandy, water-worked soil that offered little bearing or lateral resistance. A wall is only ever as stable as what sits beneath it — and here, there was effectively nothing engineered under it.
That reframes the whole job. You can’t simply rebuild the failed block section and walk away, because the same weak base that let it fail is still there, all the way around the basement. The foundation needed a brand-new continuous footing beneath the existing wall — which is the definition of underpinning.

The engineering challenge: never leave the house unsupported
Here’s the constraint that shaped every decision. You cannot dig one long, continuous trench under a standing house and pour a single footing. Remove too much support at once and the structure settles into the very void you just excavated.
So the work had to install a continuous engineered footing and rebuild a failed wall while never leaving more than a few feet of the house unsupported at a time. That is a staged underpinning problem — and it’s what makes this a genuine structural repair job rather than a cosmetic fix. Think of it as a load path being handed off, three feet at a time: each section transfers the weight of the house to a temporary support, receives a permanent footing, and hands the load back — over and over, around the entire perimeter.
The fix, in two work areas
Work Area A — Rebuild the collapsed wall (≈22 LF)
- Phased demolition with shoring. The damaged wall came out in staged increments, each one shored to protect the exterior concrete walkway and keep the structure supported throughout.
- New reinforced footing (24″ deep × 18″ wide). A proper engineered footing was formed and poured — also phased — to give the rebuilt wall the base the original never had.
- New waterproof block wall. A new cinder-block foundation wall was built on the fresh footing and waterproofed on the exterior using a proprietary technique, even though there was no below-grade exterior access.
Work Area B — Underpin the perimeter (≈94 LF)
- Excavate and compact in 3-ft staggered sections. The crew opened only short, non-adjacent sections at a time — never undermining the house — and compacted the soil firmly before forming.
- #5 rebar driven 5 feet deep as piles. Vertical #5 rebar every 15″ was driven five feet into the soil to act as mini-piles, then tied to continuous horizontal #5 bars running the full length of the footing.
- Temporary steel posts, then a 4,000 PSI pour. Steel posts carried the load at each section’s midpoint during the work, and the new 24″ × 18″ reinforced footing was poured at 4,000 PSI to complete each increment.
Sill plate restoration
The rotted sections of the timber sill plate were consolidated and structurally reinforced with a GreenGuard-certified stop-rot wood restorer — sealing and waterproofing the wood to halt further decay and stop the existing rot and cracks from spreading.

What the homeowner is left with
- A continuous, engineered reinforced footing now runs the full 116 LF perimeter — the base the foundation never had.
- The collapsed 22 LF wall section is rebuilt in new waterproof block and sealed on the exterior.
- The house stayed fully supported at every stage — no section left undermined, and the exterior walkway protected throughout.
- The sill plate is consolidated and sealed against further rot.
- All of it is backed by a 40-year workmanship warranty.
Why this one matters
Most “foundation repair” content online is about sealing a crack. This project is a reminder that the hardest foundation problems are geotechnical: what’s happening in the soil, how load moves through a structure, and how you re-engineer a base without ever letting the building down. Staged underpinning with rebar-piled footings in sandy soil is exactly the kind of work that separates a waterproofing patch from a true foundation support solution.
