Why Most Homes in Goa Are Built for Air Conditioners, Not the Climate

Every year, as summer arrives, we hear the same complaints. Homes become unbearably hot. Air conditioners run all day. Humidity lingers indoors. Walls begin to stain. Furniture swells. The monsoon arrives, and the house feels damp for months.

We often blame the weather.

The tropical climate of Goa hasn’t changed dramatically in the last hundred years. Yet many of the older homes across the state remain remarkably comfortable, even without modern cooling systems. Thick laterite walls, shaded verandahs, high ceilings, internal courtyards, and carefully positioned openings weren’t aesthetic choices. They were responses to the climate.

Now across Goa, we are seeing large glass façades, flat roofs, sealed interiors, imported materials, and layouts that could just as easily exist in Dubai, Miami, or any rapidly developing city. They photograph beautifully. They look contemporary. But many of them depend on mechanical cooling from the moment they’re occupied.

The architecture no longer works with the climate.

n tropical regions, sunlight is often a greater challenge than heat alone. A well-designed roof overhang, deep balcony, pergola, or strategically planted tree can prevent direct solar gain long before an air conditioner needs to switch on.

Then comes ventilation.

Cross ventilation isn’t simply about opening two windows. It is about understanding prevailing wind directions, pressure differences, and allowing air to move naturally through a home. When warm air can escape and cooler air is encouraged to flow in, the building begins to regulate itself.

Materiality matters too.

Concrete, glass, steel, laterite, lime, timber , each responds differently to heat and moisture. Some absorb heat rapidly. Others breathe. Some trap humidity. Others help release it over time.

Choosing materials isn’t just about appearance. It is about behaviour.

Good tropical architecture isn’t about adding more, It’s about needing less.

Climate-responsive design doesn’t mean sacrificing contemporary aesthetics. A modern tropical home can feel minimal, elegant, and refined while still embracing passive cooling, natural ventilation, local materials, and meaningful connections to the landscape.

Because the best homes in the tropics don’t fight the climate.

They understand it.
