The biggest mistake I see people make is assuming Hyderabad still has endless opportunities to buy affordable land.

It doesn’t.

If you look at what happened in Gachibowli, Kokapet, Financial District, Tellapur, or even Kollur, the pattern is always the same. Infrastructure arrives, employment follows, demand increases, and suddenly the prices that once seemed expensive start looking cheap in hindsight.

Add to that the expansion of GMR Aerocity, which is steadily transforming the airport region into a business, hospitality, and commercial destination, and you begin to understand why South Hyderabad is attracting serious attention. There are also long-term proposals for high-speed rail and bullet train connectivity passing through the broader airport-growth corridor, further strengthening the region’s strategic importance if they materialise.

Individually, each project is significant.

Together, they completely change the growth story.

That’s one reason I’ve seen more investors searching for Kandukur plots for sale over the last year.

But here’s something I always tell people.

Don’t buy land simply because it’s affordable.

Buy land because it’s affordable and located where future demand is likely to emerge.

Those are two very different things.
