The End of the 6% Commission: How Ridley is Turning Homeowners into AI-Powered Sellers

Boulder startup backed by $6.4 million in venture capital is betting that artificial intelligence can make the traditional listing agent obsolete — and the numbers suggest they might be right.

Mike Chambers did not set out to build a real estate company. He set out to sell his house. What happened next — a social media firestorm, industry hostility, and a viral Instagram account called @realtorshateme — became the unlikely origin story of one of the most disruptive proptech startups of 2025. Ridley, the AI-powered home-selling platform Chambers launched in July 2025, is now forcing a reckoning with a commission model that has extracted an estimated $100 billion per year from American homeowners. The timing is no accident. Ridley arrived just months after the landmark National Association of Realtors (NAR) antitrust settlement reshaped the industry’s foundation, and its growth trajectory signals a consumer appetite for disruption that the real estate establishment may not be able to contain.

“The system of buying and selling homes is antiquated and somewhat broken — and people are ready for something better.” — Mike Chambers, CEO, Ridley

The Co-Pilot Model: Replacing the Listing Agent with an AI Engine

At the heart of Ridley’s proposition is a deceptively simple idea: that the tasks a traditional listing agent performs — pricing a home, listing it, managing documents, and coordinating logistics — can be automated, personalized, and delivered at a fraction of the cost using modern artificial intelligence. Ridley’s platform is built on top of leading generative AI models, including infrastructure from OpenAI and Anthropic, and trained on hyperlocal market data, pricing models, and historical transaction records. The result is what Chambers calls an AI “co-pilot” for sellers — a system that operates 24/7, guiding homeowners through every stage of the transaction with precision a human agent, stretched across dozens of active listings, simply cannot replicate at scale. The pricing engine uses computer vision to analyze the property alongside comparable sales data, factoring in upgrades, defects, finishes, and micro-market conditions to generate a recommended list price. From there, the platform creates a professional listing and syndicates it simultaneously to the MLS (via Ridley’s licensed brokerage partner), Zillow, Redfin, Realtor.com, and over 100 other real estate portals giving sellers the same distribution footprint as a full commission agent from day one. Logistics, historically a source of friction and agent dependency, are also automated. Ridley schedules showings, books photographers and home inspectors through a Thumbtack integration, and follows up with prospective buyers on the seller’s behalf.

The document management layer often the most intimidating aspect for FSBO sellers uses smart pre-filled forms with contextual explanations, tracks every inbound offer in real time, prepares transaction documents, and coordinates the path to closing. Ridley’s own AI is explicit that it is

“not programmed to perform or replace any licensed brokerage functions”

a critical legal distinction that insulates the platform from regulatory exposure while still delivering the practical guidance sellers need. The licensed brokerage functions that are required, such as MLS access, are handled through partnership agreements with existing brokerages, allowing Ridley to thread the needle between disruption and compliance. Early results validate the model. Since its July 2025 launch, the platform has achieved a 98.3% list-to-sold price ratio across its completed transactions and an average of 33 days on market — metrics that compete favorably with full-service agents in comparable markets.
